Development update: what’s next for Bonnyrigg?

The Bonnyrigg Renewal project is progressing in both the Humphries Precinct (Stages 7B-11) and the Town Hub Precinct (Stages 12-13). In the Humphries Precinct, civil works contractors have started constructing roads and other infrastructure after remediating and levelling the site.  

Existing cul-de-sacs will be joined up for better connections and new roads built to allow lots for new homes and some apartments (see the map below). 

Five more social homes added 

Homes NSW has acquired a further five lots in Stage 7B to build five additional social homes in this Stage, making it a total of 70 new social homes in the Humphries Precinct (bounded by Edensor Road, Humphries Road and Cabramatta Road). 

The junior play park will consist of a large lawn area, a nature playground, bike-track loops, a half basketball and handball court, shaded areas and barbecue facilities. The facilities planned for this park were designed in consultation with Bonnyrigg Youth Collective in 2022. See the plan below:

The Town Hub Precinct (Stages 12-13) is progressing well, with SGCH supporting the relocation of residents in older homes so the new link road and super lots can be constructed, enabling the future construction of new apartments and townhouses. This area will eventually include 185 new social homes and 600 homes in total. 

All set for subdivision  

Subdivision works certificates were issued in February 2025 by Fairfield City Council. This means work on the new road and lots will begin soon. The road will link Bonnyrigg Avenue with Tarlington Parade. Your next Newleaf newsletter will include a plan showing alternate access to Bonnyrigg Plaza during the construction period. 

Work at Canvas continues 

Stage 1 works at Canvas are progressing, with most earthworks now complete. Decommissioning of existing services is currently taking place, with temporary services being installed.  

Traders In Purple is due to commence the second phase of works in Stage 1, which will focus on upgrading services along roads, with some impacts on existing roads. Civil contractor JK Williams will carry out the Stage 2 works.  

Their team has started early works and the remaining areas at Canvas will be under construction. Land lots at Canvas (300m² to 586m²) are selling from $740,000. Contact 0455 431 432 or liveatcanvas.com.au.
