New Community Housing for Brisbane on the way.
Sydney-based community housing provider St George Community Housing, and Brisbane-based provider Bric, joined with Housing Australia and Economic Development Queensland to celebrate a major milestone on their new 152-homes development for Queenslanders.
Located within the 15-hectare Carseldine Village precinct, the development will deliver 62 Social homes and 90 Affordable homes for those in need. The project forms part of a broader mixed-use 5-star Green Star community that will include more than 600 homes alongside retail, health services, restaurants and community amenities as well as spectacular bushland that has been protected thanks to efforts by the local community.
Carseldine Village community housing is a collaboration between St George Community Housing (SGCH) and Bric Housing, together with Housing Australia, Economic Development Queensland (EDQ) and Buildcorp.

“Located within the Fitzgibbon Priority Development Area (PDA), this project is one of the last projects to be delivered within a PDA that has been delivering homes for Queenslanders since 2009.

About the Partnership
The project is being delivered through a partnership between Housing Australia, EDQ, St George Community Housing and Bric Housing, with funding support from the Australian Government’s Housing Australia Future Fund (HAFF) and an EDQ grant and land contribution.
SGCH has led the design, development and delivery of the project and will retain long-term ownership of the asset. The organisation has worked closely with Buildcorp and the design team in an early-contractor involvement to design and build an energy efficient and modular building. Bric Housing will manage the homes, tenancies and customer support programs to create a sense of place and belonging for all future residents.
Carseldine Village represents SGCH’s first major development in Queensland and showcases how government, community housing providers and industry can work together to increase housing supply while creating places where people can build stable futures.
When complete, the development will provide not only affordable and social housing, but a connected neighbourhood where individuals and families can put down roots, access services, build relationships and participate in community life for decades to come.
Sustainability
Designed with sustainability and resident wellbeing at its core, the development is targeting a 5-Star Green Star rating and exceeds National Construction Code requirements for energy efficiency and liveability.
Key features include:
- Roof mounted solar panels generating 80Kw of power with storage of up to 96 Kw in adjoining battery. This will provide renewable energy to all the common areas and plant works
- Double glazing throughout
- Energy-efficient lighting and fixtures
- Precast façade elements that improve thermal and acoustic performance
- Modular construction resulting in minimal waste on site going to landfill
An additional investment of approximately $2.18 million has been committed to enhance sustainability outcomes, help reduce energy costs and improve comfort for residents.
