Westmead project partnerships delivering results

SGCH’s flagship Build-to-Rent (BTR) development at 3 Farmhouse Road, Westmead, is building a powerful case for the role strategic partnerships can play in helping to address Australia’s housing crisis.

Developed in collaboration with AXA IM Alts (PHPL) and Deicorp, with support from Housing Australia, our Westmead project exemplifies how institutional capital can deliver large-scale, sustainable housing solutions.

We’re pleased to report excellent progress on this landmark 397-apartment development, which will offer a mix of market and affordable housing and remains on track for completion by the end of November 2025.  

Our construction partner Deicorp is well advanced on both internal and external work, and a topping out ceremony was held in May. Scaffolding is being systematically removed from the site as apartment sections reach stage completion, signifying the project’s shift toward delivery.

SGCH has defined and enacted an operational structure for Westmead: a dedicated on-site team will provide comprehensive services spanning the entire resident journey – from initial leasing through to move-in support and ongoing service operations. This integrated approach will ensure residents receive seamless support throughout their tenancy at Connect Westmead, as the building will be named.

This project represents AXA IM Alts’ first Australian development under its BTR strategy, marking the beginning of our long-term strategic partnership (supported by Housing Australia’s umbrella facility). Located strategically near the Westmead Health and Innovation Precinct, Connect Westmead will provide much-needed housing for approximately 1,000 Sydneysiders, with a particular focus on key workers including healthcare professionals, teachers and emergency responders.

The development maintains its commitment to sustainability, targeting a 5-star Green Star rating and operational net-zero carbon emissions. As we near the final stages of construction, this partnership continues to set new standards for sustainable, integrated urban living in Western Sydney, showcasing the potential for institutional capital to support community-focused housing solutions across Australia.
