SGCH embarks on first interstate project with 152 new social and affordable homes at Carseldine in north Brisbane

25 July 2025

A partnership between Economic Development Queensland (EDQ), SGCH and Bric Housing to deliver 152 new social and affordable homes in the Carseldine Village will be supported with funding under the Housing Australia Future Fund Facility (HAFFF).

The $92.2 million North Brisbane project, which will deliver 62 social and 90 affordable homes, has been selected as part of the first round of HAFFF funding. The HAFFF funding and a capital grant from EDQ will enable the delivery of much-needed housing in Brisbane’s Fitzgibbon Priority Development Area and is a key step in addressing the growing demand for affordable housing in Queensland.

Carseldine marks SGCH’s first project outside NSW in its 40-year history. And in another first for SGCH, all apartments will achieve a 5-star Green-Star rating accreditation from the Green Building Council of Australia.

SGCH will leverage its 40 years of experience in large-scale developments to deliver the 152 homes, while Bric Housing will bring its strong community presence and expertise in Brisbane to manage the new housing.

SGCH CEO Debi Marriott-Lavery said:The housing crisis transcends borders and it’s only through partnerships that we will create lasting impact. The support from Housing Australia means we can deliver more homes, faster, for those who need them most.

“This project marks SGCH’s first development outside NSW and is a cornerstone of our national growth strategy. By working alongside EDQ and Bric Housing, we are combining our strengths to create sustainable, thriving communities that will offer security and opportunity to Queensland residents for generations to come.”

The DA for the project was lodged in September 2024, with construction beginning this year and completion anticipated by Q2 2027. The development will be part of the larger Carseldine Village, a 15-hectare site featuring over 600 dwellings alongside a vibrant retail and commercial hub, including a convenience supermarket, specialty retail, health services, restaurants and lifestyle amenities.

SGCH will leverage its 40 years of experience in large-scale developments to deliver the 152 homes, while Bric Housing will bring its strong community presence and expertise in Brisbane to manage the new housing.

Bric Housing CEO Jane West, said:  We are proud to be part of such a strong partnership.  We look forward to providing great places for people to live, further strengthening the already vibrant community of Carseldine Village.”

EDQ A/CEO Julian Simmonds said: “We are very proud to facilitate this project and today marks another step closer to delivering more homes for Queenslanders.

“Unlocking well-located and development-ready land, as well as forging strong partnerships with government and industry, is critical to EDQ driving housing delivery at scale and pace.

“This project is a strong collaboration between EDQ, Industry and Community Housing Providers serving as an example of what can be achieved when we combine our collective expertise to deliver more housing options for Queenslanders.”
