Our Urban Taskforce Development Excellence Award win

2 July 2025

We’re proud to announce that, along with development partner IDC/Tricon, we have been awarded the Social/Affordable Development category at the Urban Taskforce Development Excellence Awards for our 61-unit development at 35-41 Addison Road, Marrickville.

The project, which was officially opened by Prime Minister Anthony Albanese in December 2024, was recognised by judges for leading “the transformation of Marrickville’s old industrial precinct with mid-rise apartments, including 48 social and 13 affordable units, on a corner site.” Judge Chris Johnson praised the development, naming it a “worthy winner”.

The four-storey, mixed-use development replaces an outdated commercial building with much-needed housing while contributing approximately 730 square metres of landscaped public and semi-public space. All 61 units were leased within one month of being advertised, demonstrating the critical demand for quality social and affordable housing.

Debi Marriott-Lavery, CEO of SGCH, said: “This award recognition validates our commitment to delivering exceptional social and affordable housing that doesn’t just provide shelter, but creates genuine homes and communities. The Marrickville project exemplifies what’s possible when we combine innovative design, sustainable construction practices and strong partnerships to address Australia’s housing challenges.”

Rino Criola, Principal at IDC, commented: “Winning this award reflects the strength of our 13-year partnership with SGCH and our shared commitment to delivering quality outcomes. The Marrickville project showcases what can be achieved when private developers and community housing providers work together with a common vision. This development has set new benchmarks in construction methodology, environmental performance and community benefit – achieving a 7.2 NatHERS star rating while delivering homes that will serve the community for generations to come.”

The development features innovative construction techniques including solid AFS walls between units and was the first project to utilise the Dincel Waterproof System, providing enhanced durability and faster construction cycles. Located in a designated flood zone, the building incorporates sophisticated flood mitigation measures while achieving exceptional environmental performance.

Key project highlights include:

  • 61 apartments (48 social, 13 affordable) plus two commercial tenancies
  • 7.2 star NatHERS energy efficiency rating
  • Over 85% of apartments receive more than two hours of direct sunlight
  • Approximately 31% of the site dedicated to landscaping
  • Communal rooftop terraces and central courtyard
  • Underground car parking and bike storage
  • Advanced biofiltration stormwater management system

The project forms part of our delivery of 561 homes under the NSW Government’s Social and Affordable Housing Fund (SAHF) Phases 1 and 2, contributing to more than 3,400 homes delivered through the broader SAHF program.

Located in the heart of Sydney’s inner west with excellent transport links, our Marrickville property provides residents with access to shopping centres, schools and employment opportunities, while SGCH’s dedicated support services connect tenants to health, financial and educational resources.

The Marrickville development was designed by Nordon Jago Architects and built by Tricon Building Group, representing the 15th successful collaboration between SGCH and IDC/Tricon since their partnership began in 2011.
