Newleaf Bonnyrigg Development Update

To date, the NSW Land and Housing Corporation (LAHC) has completed the first seven stages of the development delivering new social and private homes, including 256 social homes. Social homes in Stages 6 and 7 have now been finished and the focus is now on delivery of Stages 8 to 11.

There were 44 new social homes delivered in stages 6 and 7a, with 22 apartments built in Wall Street opposite the SGCH offices and the other 22 houses and duplexes scattered throughout the stage. People started moving in around Christmas or just after and construction of the private homes is continuing.
A long-term tenant in Bonnyrigg has recently moved from a large home to a 2 bedroom apartment and shared the following:

“The removalist blokes were excellent and everything went smoothly. My husband and I love it and we have settled in really well. I can garden but I don’t have to mow the lawn. It’s a great outlook and the garden area with benches is quite nice.”

Bonnyrigg stages 7b, and 8 -11

Work has begun on demolishing old houses in some areas of Stages 8-11, also called the Humphries Precinct, and this will continue for a while. The focus in the Humphries Precinct will be on building social homes for larger families.
There will be 34 homes (three and four bedroom), 25 apartments and 6 townhouses in this precinct, along with a new park and roads to improve connections with already completed homes in other stages.

The modified Concept Plan covering Stages 8 to 18 was approved in November 2020. As part of the next steps a Development Application (DA) for Stages 8 to 11 was submitted to Fairfield City Council. This DA is currently with the Council and other state government departments for comment and review.

Area 1 (orange)

Relocations are nearly complete with a handful left to relocate at this time. Demolitions have also commenced and will continue. Construction of roads and other infrastructure will start in 2023. This area will include 10 social houses and 25 apartments in this area and construction of these social homes is expected to start early 2024. Newleaf Parade will remain open throughout this period.

Area 2 (yellow)

SGCH will continue to work with social housing tenants from Area 2 to relocate them through 2022/23 and the road and park construction is expected to start in 2024. Construction work in these areas may impact traffic on Humphries Road and LAHC will ensure our contractors do everything they can to minimise disruption.

New Community Centre

Construction of the new community centre on the corner of Newleaf Parade and Wall Street is now expected to be completed in July 2022. Completion of the project has been delayed by COVID restrictions, building material supply issues, and extended weather issues.
The new community centre will provide spaces for community organisations and residents to get together for programs and celebrations. The centre will be handed over to Fairfield City Council who are then planning to contract out management of the centre.

What’s next?

Bonnyrigg artist impression plaza areaMost homes built from Stage 12 onwards (Town Hub and Tarlington Precincts) will be urban apartment style living consisting of mostly one and two-bedroom apartments.
This new Town Hub, (02 on the map next to the Bonnyrigg Plaza) will become the focal point for residents and will include cafes and outdoor dining areas.
LAHC is continuing to work through the planning process for stages 12 and 13 and is intending to lodge a DA with Council in the next two months (see map – town centre hub). More details will be provided in the future.
These areas will have new 1, and 2-bedroom apartments built for both social housing homes and private sale. The apartments will be next to shops, bus services and a new town centre plaza.
